Flood Risk Assessments
 Changes to the climate along with a growth in population mean that flooding is likely to become more frequent in the United Kingdom.
The cost of repairs and replacement of damaged property can be devastating and can result in considerable personal trauma.
Flooding and the location of development have become a significant issue in recent years, and the Environment Agency are now consulted on a Statutory basis over planning applications where flooding may be an issue.
Likelihood of flooding
An assessment of the likelihood of flooding from rivers and the sea at any location is based on the presence and effect of all flood defences, predicted flood levels, and ground levels.
Flood risk and planning applications
It is likely that planning applications for developments that fall within the following areas will require a flood risk assessment:_
- within a river or coastal flood plain as shown on the indicative map prepared by the Environment Agency
- within or adjacent to any watercourse, particularly where there may be a potential for flash flooding
- developments of a size that there could be a significant increase in surface water run-off from the area
- within an area adjacent to a flood bank or where the Environment Agency have indicated that there may be drainage problems.

- the area liable to flooding
- the probability of it occurring
- the extent and standard of existing flood defences
- the likely depth of flooding
- the effect of climate change
- and many more
