Energy Surveys
The need for energy surveys
All EU countries will be required to ensure that when any building is constructed, sold or rented out, a valid energy performance certificate, prepared by an accredited independent expert is made available to the prospective buyer or tenant. These requirements are contained in EU Directive 2002/91/EC.

All of our work in producing energy ratings is carried out under ISO EN 9001 accreditation.
Home Condition Report
The inclusion of an energy report within the Home Condition Report is the means by which the Government in England and Wales will comply with the requirement for an energy certificate when a dwelling is sold with vacant occupancy.
Domestic rented sector
It is anticipated that the EU legislation requiring the provision of energy performance certificates will be implemented in early 2006.
This will require that every home that is rented will have to have an energy performance certificate available to prospective tenants.
New build dwellings

There is currently a requirement for all newly built dwellings to display an energy performance certificate and this area is being reinforced under amendments to Part L of the Building Regulations due to come into force on 4 January 2006.
Public buildings (non-domestic buildings)
The procedure for demonstrating compliance with the Building Regulations for non-domestic buildings is by calculating the annual energy use of the proposed building and comparing it with the energy use of a 'notional' building.
The software required to assess the energy performance of public buildings is currently being tested and it is anticipated it will be in place ready for the implementation of Part L of the Building Regulations in January 2006. |
